FPS advises Aedifica on the acquisition of the Gevita Residenz care campus in Lörrach

Legal advice to Aedifica was led by Dr Georg Frhr. v.u.z. Franckenstein and Evelyn Gräfenstein-Griffiths, together with Johanna Walliczek and John Büttner. The advisory work focused on the acquisition of the care property, including legal due diligence, contract drafting and negotiations on the purchase agreement, as well as the drafting and negotiation of the new lease agreement with the future operator.

Aedifica is a Belgian property company specialising in healthcare properties in Europe. The acquisition of the Lörrach Care Campus is the company’s second individual transaction in Germany in 2026.

The care campus consists of four building blocks, was built in 1992 and was last refurbished in 2018. The facility has a total of 156 places – 55 of which are for residents with higher care needs, and 101 apartments for independent living with care and services tailored to residents’ needs. The Argentum Group, a private German care provider currently operating 22 facilities and serving around 2,100 residents, has been secured as the future operator. The initial gross rental yield stands at around seven per cent; the double-net lease agreement has a term of 25 years.

The acquisition represents a further expansion of the extensive German healthcare portfolio of the Belgian company Aedifica. FPS has been advising Aedifica for some time now on transaction and property law matters relating to the expansion of its healthcare portfolio in Germany.
